Smart construction with the Eurospace team.

Today, construction is not only about building technologies, it's also about the efficient use of all necessary resources. We want to share a case of an unfinished project, so we won't disclose certain information.

The reconstruction of a dormitory into housing for the population group that currently needs it most due to the war.

10 floors, 244 residential rooms. Reconstruction in this project involves replacing all engineering communications and dismantling and installing all finishes covering an area of 7000 m2.

The work needed to be completed within strict deadlines, as the housing problem is currently very urgent. The client estimated that to complete the work on time, it would be necessary to involve 150 workers at the peak of operations, and this peak was expected to last for three months.

After working on the project, optimizing solutions, replacing some materials without compromising quality, we were able to reduce the number of workers to 70 at the peak and shorten the duration of the peak period to one month.

What did this achieve?

  1. Anyone involved in construction knows that there is currently a severe shortage of qualified workers in the construction industry, so the ability to minimize labor resources without sacrificing quality, while meeting all technological regulations and deadlines, becomes one of the important Soft Skills.
  2. It also allowed us to reduce energy resource costs, as the main part of the work was carried out in the winter period without centralized heating at the site, and the client separately covered the expenses for electricity for heating the premises. By localizing the floors and premises according to the type of work being done, we provided adequate conditions for construction work considering the requirements of the technological processes performed in each of the local areas.
  3. Additionally, it made it possible to rebuild the procurement and supply process without "freezing" funds. All materials arrived on time and in the required volume for the work to be completed. There was no opportunity to store construction materials on the site.
